As of August 2026, Amata City Long Thanh had attracted more than 15 tenants with combined registered capital above USD 500 million. Investors come from China, Vietnam, Japan, South Korea and Taiwan, working in electronics, household appliances, warehousing, pharmaceuticals and food (Amata VN). With only Phase 1 complete, it remains one of the few Dong Nai industrial parks with a large land bank, about 10 km from Long Thanh International Airport.

Amata City Long Thanh (legally the Long Thanh High-Tech Industrial Park) is developed by Amata City Long Thanh JSC, part of Thailand's Amata Group. It received its investment certificate in 2015 and sits in An Phuoc commune and Long Thanh ward, Dong Nai City.

The first five investors (ZQ, KingClean, Kingfa, Wave Crest, Anh Duong) together registered about USD 160 million.

Tenant mix

Chinese capital leads, especially in home-appliance and electronics supply chains.

  • Home appliances – vacuum cleaners: KingClean and its parts supplier ZQ form a supply-chain cluster inside the park.
  • Electronics: Ryder Industries is the flagship high-tech project so far. In September 2026, Amata hosted Chinese business delegations in semiconductors, optoelectronics and smart equipment (Amata VN).
  • Materials and industrial services: Kingfa (engineering plastics) and Anh Duong (irradiation) serve other manufacturers.
  • Other sectors: warehousing, pharmaceuticals and food, according to Amata.

Prospective investors now exploring the park include data centers, electronics and precision engineering.

Land bank and outlook

The park still has plenty of land for new tenants, with Phase 2 due by the end of 2026.

  • Site clearance: 353.8 ha cleared, 56.5 ha still planned; 188.5 ha have land lease decisions.
  • New allocation: on 28 July 2026, Dong Nai City leased Amata a further 58.6 ha under Decision 1903/QD-UBND (VnExpress).
  • Roadmap: later phases finish at the end of 2026, 2027 and 2028.
  • Catalyst: Long Thanh International Airport is scheduled to open commercially in December 2026, adding appeal for electronics and air-cargo logistics.
