With the sustainable development trend of modern businesses, the choice of office is no longer just about location or rental cost, but increasingly focuses on environmentally friendly factors. In which, the LEED (Leadership in Energy and Environmental Design) certificate is considered a measure of international prestige for green office buildings - efficient and sustainable.
Bringing the orientation to accompany businesses to build a quality working environment, See The Space is proud to be a pioneer in consulting and introducing LEED-standard offices nationwide.
I. What is LEED certificate?
LEED (Leadership in Energy and Environmental Design) is a world-leading green building certificate, issued by the United States Green Building Council (USGBC). LEED evaluates the level of environmental friendliness and resource efficiency of a project from design, construction to operation.

Levels of LEED certificate:
- LEED Certified: Achieve a minimum of 40 - 49 points
- LEED Silver: 50 – 59 points
- LEED Gold: 60 – 79 points
- LEED Platinum: From 80 points or more
Popular types of LEED certificates:
- LEED for Building Design and Construction (BD+C) – Design & construction of new buildings
- LEED for Interior Design and Construction (ID+C) – Interior design & construction
- LEED for Building Operations and Maintenance (O+M) – Manage & operate existing buildings
- LEED for Neighborhood Development (ND) – Sustainable urban development
- LEED for Cities and Communities – For the whole urban area/smart city
II. Criteria to get LEED certificate
A project that wants to get the LEED certificate must meet the mandatory criteria (prerequisites) and score in many credit categories (credits). There are up to 110 points in total, distributed according to the following ratio:
| Item | Score ratio (%) |
|---|---|
| Energy & Atmosphere | ~31–34% |
| Indoor Environmental Quality | ~16% |
| Location & Transportation | ~14% |
| Water Efficiency | ~11% |
| Materials & Resources | ~8% |
| Sustainable Sites | ~6% |
| Innovation in Design | ~5% |
| Regional Priority | ~4% |
| Integrative Process | ~2% |
The project must complete prerequisites (e.g. minimum energy consumption, fire protection system, minimum ventilation, basic water saving...); then select and implement credits to score Leed Certified (40‐49 points), Silver (50‐59), Gold (60‐79) or Platinum (80+)
